Cash Buyers in Columbia SC: Questions Owners and Agents Ask Me

Short answers about selling a Columbia property to a direct buyer, from someone who buys in Richland County.

These are the questions I hear most from Columbia property owners, licensed agents and investors who are thinking about selling to a cash buyer. The answers are short on purpose. If yours isn’t here, ask me directly.

A quick note before you read: I’m an investor, not a licensed agent or attorney. Nothing here is legal advice, and South Carolina’s rules on marketing contracts changed in 2024.

Straight answers

How do I know if a Columbia cash buyer is real?

Ask two questions: will you be the buyer named on the deed at closing, and can you show proof of funds? A direct buyer answers both plainly. Also ask which closing attorney they use and whether the contract lets them assign it to someone else.

Do you buy houses in older Columbia neighborhoods that need a lot of work?

Yes. Older in-town areas like Shandon, Rosewood, Earlewood, Eau Claire and the Olympia mill village are exactly the kind of housing I look at. Condition isn’t a deal-killer for me; it just goes into the numbers.

Will you tell me what you’ll pay over the phone?

No. I don’t promise a price, or that I’ll buy, until I’ve looked at comps and the condition. Anyone quoting a firm number sight unseen is guessing. You can send me the property and I’ll give you a straight answer.

I’m a licensed agent with a Columbia listing. Do you work with agents?

Yes. Licensed agents are one of my best sources. As-is, estate and tenant-occupied listings are a good fit. See how I work with agents at agents who work with investors.

Can I sell you a Columbia house I have under contract but don’t own?

South Carolina’s 2024 law restricts marketing residential property you don’t own without a license, and the Real Estate Commission reads marketing broadly. Read wholesaling in South Carolina and talk to a South Carolina real estate attorney before you contact any buyer.

Who handles the closing when I sell to a cash buyer in Columbia?

In South Carolina, a closing attorney supervises the transaction. That attorney handles title, the deed and the money. More on that at SC closing attorneys.

Do you buy rentals with tenants still living in them?

Often, yes. Tenant-occupied houses and small multifamily near campus, Fort Jackson or the hospitals are worth sending. Have the lease and payment history ready.
